Understanding Capital Expenditure

Capital Expenditure (CapEx), and Depreciation. This article is written based on my own understanding (after two days effort to understand CapEx by reading books and googling).

Warning : All statement below is my own opinion unless written otherwise.

Now, CapEx is money or cash spent for buying new fixed-asset (tangible [property, plant and equiment / PP&E] or intangible [license, patent, rights]) or spent to increase value of fixed-assets (could be repair the asset or add some add-on to the asset). So, my guess is, CapEx never have negative value. CapEx is only exist when company spend money, not receive money.

CapEx may or may not reported explicitly in Financial Statement.

In many books or sources, CapEx is calculated by using Net Fixed-asset (value after depreciation) and Depreciation cost for whole period. Here the formula:
CapEx = [Net Fixed-Asset]of just-ended year minus [Net Fixed-Asset]of previous year plus Depreciation cost for the period.

Fixed-Asset can be tangible or intangible. For tangible, it is commonly written as 'Net PP&E'.

The source of value can be taken from Balance Sheet and Cash Flow Statement. Net Fixed-Asset is taken from Balance Sheet and Depreciation cost for the period is taken from Cash Flow Statement.

CapEx in Simple Case :
Example of Simple Case :

Balance Sheet

2009
2010
Fixed-Asset
4000
5000
Depreciation Accumulated
700
850
Net Fixed-Asset
3300
4150

So, CapEx = 4150 - 3300 + 150 = 1000. The depreciation can be taken from Cash Flow Statement also.

As you can see, the CapEx also can be obtained from change in Gross Fixed-Asset, right? That is the problem with simple example. I will not remake more complicated example. Here try to read article from here. That article is not written by me. I just take the example given.

CapEx in more Complicated Case :
In of McKinsey & Co "Valuation 5th edition" page 156, it is written that. "Do not estimate capital expenditures by taking the change in gross PP&E. Since gross PP&E drops when companies  retire assets (which has no cash implication), the change in gross PP&E will often understate the actual amount of capital expenditures.". At first I don't unerstand what it means.

Look at example from the link above. At the year 5, there is CapEx of 50 million (in blue text). Let try to calculate CapEx using just above formula. Net PP&E at year 5 (beginning/previous period) is 50, Net PP&E at year 6 (ending/current period) is 40. Depreciation cost incur between year 5 and year 6 is 60. The CapEx = 40 - 50 + 60 = 50. So the result is same as blue text.

Now Let's using Gross PP&E instead of Net PP&E. Gross PP&E at year 5 (beginning/previous period) is 250 (purchase at year 1), Gross PP&E at year 6 (ending/current period) is 300 (purchase at year 1 plus at year 6). Depreciation cost incur between year 5 and year 6 is 60. The CapEx = 250 - 3000 + 60 = 10. So the result is understating which from suppose to be 50 become 10 million.

Actually using Gross is okay as long as you able to include the depreciation for each item. But it is impossible because in Financial Statement published by Company will not disclose each depreciation accumulated for each item of assets.

CapEx if Company sold some Fixed-Asset
Let's take same example, at year 5, beside the Company buy fixed-asset, the Company also sold some of fixed-asset purchased at year 1 as much as 100 million. Then the CapEx also can be traced. Let's assume that the asset sold have same rate of depreciation as the other asset purchased at year 1. At year 5, after assets sold, the Net PP&E is 30 million. When you sold fixed-asset, you remove the cost of that asset sold (100 million) and add back the depreciation that incurred for that asset until the fixed-asset sold (80 million), from 50 million net value before asset sold.

Next, is back to formula, now the Net PP&E at year 5 you use will be 30. Net PP&E at year 6 is 40, Depreciation cost incur between year 5 and year 6 is 40 (30 million of depreciation from Net PP&E after the asset sold, plus 10 million of depreciation from newly purchased asset). CapEx = 40 - 30 + 40 = 50.

See, when you sold the asset you still get CapEx is 50, because that the amount you spend to buy asset. But it is different when you say Net CapEx So, you also can say that Net CapEx "is equal to investment in property, plant and equipment (PP&E), less the book value of any PP&E sold" (McKinsey & Co - Valuation 5th Edition, page 156).

But, remember, when you know if the Company sell some of it fixed-asset, you need to adjust Net PP&E at beginning/previous year become value after the fixed-asset sold. If not, as example above, the Company sold 100 million fixed-asset and you still using Net PP&E before the asset sold, which is 50 milllion, then what you get will not fully reflect money spent. In other word, what you get is net change (if you buy 200 million, you sell 120 million, the net change is 80 million).

Another example from real one,  BlackBerry 2011 and 2012 Financial Report. In 2011, Net PP&E = 2504 million. Net PP&E 2012 = 2748 million. Depreciation for between 2011 and 2012 = 660 million. CapEx = 2748 - 2504 + 660 = 904 million. In Cash Flow Statement stated Acquisition of PP&E = 902 million. This small difference may caused by round up between Net PP&E and depreciation reported.

Hey, seems like you are cheating, you new the depreciation at first.
Well it may look like that, now let involve Cash Flow Statement. In Cash Flow Statement in Operating Activities section, you can found Depreciation item there. The number recorded in Depreciation number is depreciation cost incurred for that whole period (if in Annual Report then it is whole year). So let's say, you don't know depreciation incurred between year 5 and year 6. Instead you see in your Cash Flow Statement, reported depreciation cost is 35 million. And the Net PP&E at year 6 is not 40, but instead it is 45. Then still you will get CapEx 50 million. (45 - 30 + 35 = 50).

If you really use Financial Report from a Company, it is still like that. you never know depreciation cost for each asset, instead you only know Net PP&E at beginning, at end, and Depreciation cost incurred in that period.

There is alternative to formula above.
Remember, as long as the Company buy foxed-asset using cash, then there is alternative approach. Which is using Cash Flow Statement. If Company buy using cash, that cash activities must be recorded in CF Statement under Investing Activities in item Acquisition of PP&E (for tangible fixed-asset) or Acquisition of Intangible Asset (for intangible fixed-asset). And when company buy fixed-asset, in Balance Sheet also change accordingly. So, you can get Net change in PP&E (Net PP&E of just ended year minus Net PP&E of current year) by using number in Cash Flow Statement directly.

Also, the advantage using CF Statement is, whenever company sold the fixed-asset, the money get from asset sold usually recorded separately in different item. for example for BlackBerry Ltd. there are two item first "Acquisition of property, plant and equipment" and second " Proceeds on sale of property, plant and equipment". So even, company sell asset, which is hardly to grasp if just using Balance Sheet, it is easily tracked using Cash Flow Statement.

And then, the number in Cash Flow Statement reflect fully money spend on buying fixed-asset. Separated from money spend to repair or to add add-on. But the only disadvantage is, I don't know if it is possible for large company bu fixed-asset not using cash. If in reality, fixed-asset can be acquire using non-cash instrument (maybe such as bond, or payable), then using CF Statement will understate the CapEx. Plus if you don't know how much company sell his fixed-asset, then it will become harder to estimate CapEx.

More Problem is if Fixed-Asset decreasing
Yes, the general formula above will pose problem if the fixed-asset (PP&E) is decrease year-to-year. Example, different from example above. Here I take example direct from BlackBerry Ltd Financial Statement. In 2012, Net PP&E = 2733 million. In 2013, Net PP&E = 2395 million. The Depreciation (BlackBerry use Amortization) for whole period 2012 to 2013, stated in Consolidated Balance Sheets Detail = 721 million. The if you use formula above, CapEx = 2395 - 2733 + 721 = 383.

Whereas, in Cash Flow Statement stated Acquisition of PP&E = 413 million. It didn't match!. The problem might caused by Asset Held for Sale. When asset held for sale, Company separate the asset from fixed-asset to current asset. And then we don't know if the Asset Held for Sale still get depreciation or not (usually current asset have no depreciation, but this current asset is formerly fixed-asset). And then hard to know if company have sold some of the asset, (example, previous asset held for sale is 14 million, sold 10 million, but company add more asset to sell by 11 million, now asset held for sale is 15 million).

Another example from Blackberry, this time is quarterly report. In Q1FY2014 Net PP&E = 2200 million. Q2FY2014 Net PP&E = 2119. Depreciation for three month is = 164. So, CapEx = 2119 - 2200 + 164 = 83. Whereas, In CF Statement Acquisition of PP&E consumed 195 million. In other hand in Balance Sheet, there is increase of Asset Held for Sale from 105 to 122 million. And also the surprising is, in CF Statement there is not item indicate that company receive cash from asset sold.

Until this article wrote, I haven't found out why that happen.

At the end of this article. I hope this little explanation can help, but don't rely on this article solely, try to use your logic, read more book, test if my argument is right or wrong.

Thank you very much.

CopyCat Product? How Knows.. : Minute Maid vs Olaga Drink

Here I found some interesting when I went to Brastagi Supermarket (Medan at Jl Gatot Subroto).

Similar design of similar product.
Minute Maid Pulpy Orange vs Olaga Drink Orange with Orange Pulp
Coca Cola Company                    PT. Olagafood

Below the picture of comparison. Similar isn't it.

The bottle design is similar, the most  distinct feature is the color of orange picture, one have darker color and another is lighter color, one have two half orange, another have one half orange. But still, if in a glance,  it is similar. Hahahaha....

Not just the design of bottle or color of the drink, even the composition and nutrition value are also almost similar. Here the picture.

This kind of things actually is not strange anymore in business. Competitor always try to follow lead product of market leader. Some competitor came up with better idea with better function that market leader's product. But Some competitor make similar product that may confuse consumer in remembering and choosing product.

I think sooner or later Minute Maid under Coca Cola Company may sue Olaga Food's Olaga Drink, because of similarity of design, and lack of differentiation feature (daya pembeda).

In Trade Law class,  ever discuss about this kind of things, like Lacoste vs. Crocodile case, Kopitiam case, Gaga 100 vs. Alhami 100, Mie Sedaap vs Supermi Sedaaap. I think all company that came up with existing similar product, have one purpose, which is they want to penetrate market and take away market leader's market share. Even I think it is such dishonorable tactic, yet it is prove to be quite effective to achieve the purpose.

So in this case, I believe Olagafood is really trying to penetrate market and make his own market share. The price for Minute Maid in Brastagi Supermarket when the picture taken is Rp. 6.750,- and Olaga Drink is promoted at penetrating price, Rp. 3.000,- (Buy one get one, so each worth Rp. 1.500,-). If checked at another supermaket that promoted Munite Maid, Munite Maid can be purchased at around Rp. $4.500,-. But still it is a veryyy wide difference.

Well, this kind of thing may confuse consumer and trick consumer to think similar product have similar quality. But at the other side, if the quality is same, consumer may be benefited of difference price.

At last, my advice as consumer, is..... be smart and sharp when shopping.

What Do I Feel? @MindCafe

Welcome back to my What Do I Feel series, which talk about experience I got in my live. Experiences talked in this series mainly from go out with friend or something interesting I saw or tried on my own.

Mind Cafe, Located : @CenterPoint Plaza, Medan, Jl. Jawa. at the right side of lower ground entrance. (entrance that accessed from lower ground parking lot to Lotte Mart).

I got this MindCafe from one of my friend recommendation, that she said that this cafe have many board game to play with friends in group. That make this cafe good for hang out, gathering with friend have chit chat and have fun in board game.

MindCafe also can be found at Jl. Dr. Mansyur Medan. The exact location : don't know, I never get my foot there.

MindCafe CenterPoint have relatively small space compare to several cafe in CenterPoint such as Opal Coffee. eventhough have small space, when I visited, there was many customer.

The service is -well- satisfactory, the waiter/waitress have fast response. Serving time consumed also considered as normal (about 10 minute).

The games available all is board game, from played by 2 persons to 8 person, from 10 minute to 60 minute to finished. The games that I saw (exclude the one that taken by other customer) are Sequence, Lost of City, Monopoly, Abalone, Ticket to Ride, Chicken Cha Cha, etc. (one of the game is not english so I can identified the name).

@MindCafe CenterPoint
In cafe, the food and drink always be mandatory to be review (even a little bit).

Here What I order for myself:
1. Ayam Boemboe Rujak (Main)
2. Banana Split (Dessert)
3. Prince of Wales (Drink)

From Ayam Boemboe Rujak, Well from the name as you can guess, it taste might be same as rujak. Since it had been a long time ag, the last time I ate rujak, I almost forgot how rujak taste like. But I know and surely remember is Rujak is spicy, some is very hot. And this one, Ayam Boemboe Rujak out of my expectation, it is cannot be considered as spicy (for who used to ate spicy food -and I cannot ate spicy food- LOL :D).  The chicken it self is being roasted, but not roasted to dry and hard to chew. The main point of Ayam Boemboe Rujak is the "Boemboe" (the small cup at the left) not the "Ayam". I can't describe the taste more detailed because I am not culinary master. But the taste is not really salty, a -very- bit spicy.
Ayam Boemboe Rujak @MindCafe
Next is Prince of Wales, Prince of Wales is a tea, bit plain flavor tea, it was served to me with a caramel, the taste of the caramel is not much different with common warung's teh manis. So I decided to not add caramel in. The is plain not bitter, just plain, but like water. It have tea's aroma and tea taste (if you ever try, buy tea leaves and boiled with water until the color darkened, drink it without add any sugar then the taste is like that). And the color is not very dark, instead it is yellowish. (Sorry I forgot to take the picture).

Well, all from all, I quite enjoy here, the thing that I don't like is less of private spot. Well I like to be alone when I need time and space to coll down my head. Anyway, I hope you go there and try it yourself. It is not bad, I assure you.

Enjoy to Express Yourself!!!

Seni Manajemen : Kepimpinan

Please enjoy the reading!

"Saya yag membuat peraturan" kata Cao.

What Do I Feel? : @MyCoffee

MyCoffee @ Medan, Medan Area, Sei Rengas II, Jl. Tembaga.

Cappucino Cold @MyCoffee
Berhubung Espressonya pahit, saya akhirnya memesan lagi Cappucino dingin. Hahaha :D  (Cappucino Cold = Rp. 13.000).

That's it.

English Version.
Just a piece of experience, yeah.. from the title above, sure is you know what this article about, isn't it? Just as you guessed, this article is about a place, where you can hang out at, a small cafe. Fortunately it is located around my living place.

I wrote this cafe is not because this cafe offer something special to me, but just a footprint at my own personal blog. So, let's start. I visited this cafe around 6 p.m. , which the surrounding temp. is not hot but also not yet dark, for me to enjoy the atmosphere.

First impression from interior design is a bit unique, even though the idea behind it is not a whole new idea. My own personal impression of the design is it feel like at my own yard at home (but of course no green grass at all) or -more suitable If I said- at balcony sweet balcony. Hahahaha. Why I can said so? because there are "fence-like" design on the wall. [See picture above].

The impression of the overall atmosphere offered, only from the visual design. From audio design, is not really good, because there is TV turned on and played local channel programs, this can contribute to the rate of noise. I don't like TV placed at hang out places or resstaurants or any place where people often used as hang out place. The noise become more noticeable that time, when few customer come, the waiter and waitress watch TV -of course with rather loud sound-. So my preference is, places like that play relax song -or a bit more relax song, no Rock and Roll-. The song can be Pop (slow beat) like Samantha James, Classics, or New Age (slow beat) or even Jazz -Kenny G is good-.

Aside from that, the unique of design only at front room (the room that face outside), and the back room (room that farther inside) more ordinary. [See picture above] [The picture taken from where my seat]

Next, go to food and beverage. I like snack, so I order Kentang Goreng, and Espresso. Talking about Espresso, I become quite interested to find out what kind of taste Espresso offer. This interest came out as consequence read a novel "The Broker" by John Grisham which the setting taken is in Italy. In that novel written that Cappucino is not right if drinked above 10 a.m (if my memory still serve me right hehe^.^).

(Espresso = Rp. 10.000, Kentang Goreng = Rp. 10.000)

When the Espresso came, it surprise me! really. I thought that Espresso may have foam and the size served will be larger than in the picture, and also the taste is somewhat sweet combine with bitter taste creating unique taste. Buuuutt, the fact is too far to be said close. The taste is very bitter, eventough I put a full tea spoon of sugar in, still the taste didn't much improve. So, the Espresso is more like a Kopi O.

Kentang Goreng, or french fries, inside the menu there are "Kentang Goreng" and "Potato Chips MC". I thought that Kentang Goreng will be a original potato being fried and Potato Chips MC will be like a Fiesta French Fries (it is not hand made, but instead a instant french fries). And the fact also betrayed me, the Kentang Goreng that came is more like Fiesta French Fries -the instant one-. Well. It is nit that I hate the instant one, but the original, hand made is preferred because the taste is better.

Becuase the Espresso is bitter, in the end I order one more drink, Cappucino cold. Dan of course, I satisfied with this. The taste of the Cappucino could be said  just so-so, but still I preferred the cappucino to the previous Espresso. Hahaha :D (Cappucino Cold = Rp. 13.000)

So, this is the end of this article. This is just a piece of my own experience in enjoying cafe - which that time fortunately not crowded at all-. I like the atmosphere. So wish I can find another place that similar -or even better- to this.
P.S. This article only share what I feel as a personal matter, this article is not granted any permit from MyCoffee in any kind of permit. False usage of this article by user is user's own responsibility.
